Certified New Home Specialist & Residential Construction Certified

Your New-Construction Advocate

New construction has always been my passion and one of my greatest strengths in real estate. There is something truly inspiring about watching a piece of land transform from untouched dirt into a beautiful home, a place where a family will create memories, build wealth, and become part of a thriving community. Whether you are buying from a production builder, a semi-custom builder, or building fully custom, I bring two national designations to the table: Certified New Home Specialist (CNHS) and Residential Construction Certified (RCC), along with deep relationships across Gwinnett County's builder community.

Every foundation poured, every design selected, and every key handed over represents a new beginning. Helping my clients turn their dreams into reality is what continues to inspire me, and it is why I remain so passionate about new construction, custom homes, and creating communities that will last for generations.

Which Builders Are Active in Suwanee and Grayson?

The short answer: a strong mix. Production builders sell finished communities quickly, semi-custom builders tailor plans to your family, and local custom builders take on one project at a time. Here is what is actually moving in the two most active Gwinnett new-construction markets I work.

Suwanee

Suwanee draws a mix of national production builders, semi-custom builders, and local custom builders. Builders with active or recent communities in Suwanee include:

  • UnionMain Homes. Echo Park, a condo community in Suwanee's 30024 corridor.
  • Robinson Builders. Level Creek, a single-family community in Suwanee.
  • Beazer Homes. The Gatherings at Herrington community in Suwanee.
  • Epcon Communities. The Courtyards of Franklin Goldmine, an active-adult community in Suwanee.
  • Walker Anderson Homes. New construction on Bartlett Trace in Suwanee.

Community lineups change as phases sell out, so I keep a current list of exactly which builders are selling in Suwanee, what is left, and at what price.

Grayson

Grayson has seen steady new-construction activity, with production and semi-custom builders offering luxury homes on spacious lots at competitive prices. Builders with active communities in the Grayson area include:

  • Meritage Homes. Parkside at Grayson, an active community near the Grayson school district.
  • Direct Residential Communities. Clark Lake Estates and Mitchell Farm in the Grayson area.
  • The Oaks at Lakeview. An active new-construction community in the Grayson school district.

Most Grayson new construction sits on half-acre and larger lots, which is a different value proposition than the higher-density builds in other parts of the county.

Do I Need My Own Agent at a Gwinnett Model Home?

Yes, and here is why it matters: the friendly person who greets you at a Gwinnett model home works for the builder, not for you. A buyer's agent changes the entire dynamic of the transaction, from the first price conversation to the final walkthrough.

The on-site agent represents the builder

The agent greeting you in a Gwinnett model home works for the builder and is paid to sell the builder's homes, at the builder's price and terms.

Your agent protects your interests

As your buyer's agent, I review pricing and lot premiums, builder contracts and incentives, inspection contingencies, and resale considerations, so you know what is a genuine deal and what is simply marketing.

Register your agent on the first visit

Most builders require buyers to register their agent on the first model-home visit for the agent to be recognized on the purchase. The easiest way to protect your interests is to bring me with you from day one.

The Bottom Line

The builder's agent sells the builder's homes. I sell your side of the transaction.

With my CNHS and RCC designations, I review pricing, lot premiums, allowances, upgrade costs, contract terms, inspection windows, and resale value, and I compare builder incentives against a straight price reduction so you know which offer actually saves you more.

What I Bring to a New-Construction Purchase

More than a decade of watching Gwinnett's builders, land, and neighborhoods evolve has taught me where the value is and where the traps hide. Here is what I do on every new-construction client's behalf.

Land & Lot Evaluation

Zoning, soils, utilities, setbacks, floodplains, and whether the price reflects what you can actually build.

Builder & Contract Review

I read every allowance, deadline, and warranty clause so you know what the contract obligates and what it leaves out.

Incentive Negotiation

Rate buydowns, closing-cost credits, design-center allowances, and price reductions, compared with real numbers.

Construction Milestones

Pre-drywall inspections, walkthroughs, and punch-list reviews so issues are caught before closing, not after.

School & Resale Fit

I verify the school cluster for each address and stress-test how a home will resell in its community later.

Timeline Coordination

If you are also selling a current home, I coordinate the sale, the build, and the move so nothing overlaps by accident.
